Gotham Collective acquires, develops and holds property across the New York metropolitan area with its partners' own capital, investment discipline and a long view of value.
Rigorous underwriting of properties with durable fundamentals, held for the long term on the company's own account.
Repositioning and development that prioritizes function, design quality and economic resilience over short-term returns.
Hands-on ownership and asset management, with the same standards applied from acquisition through operations.
Gotham Collective is a closely held company formed in 2026 by four partners with backgrounds in banking, investment, law and real estate. We acquire, develop and hold property across the New York metropolitan area for our own account, and we advise other owners and developers for a fee: on acquisitions, on restructuring projects and properties, and on running construction and management more efficiently.
We do not raise outside capital. Every decision is made by the people whose own money is at risk, which is why we underwrite carefully, build what we would want to own, and keep what we build.
Judgment before hype.
We look for properties where disciplined capital, thoughtful design and patient ownership can create value that lasts. The same four stages apply whether we are buying for ourselves or working for a client.
Every assumption is written down, sourced and stress-tested before a partner signs off.
Lenders, operators and execution partners agree on the same plan before we close.
Design and construction decisions favor function, quality of material and resilience over trend.
We manage what we own with a long-term perspective, for tenants and for the neighborhood.
Owners, developers and family offices engage us for the same judgment we apply to our own buildings: from a single acquisition to a plan for restructuring a project that has stalled.
Sourcing, underwriting, negotiation and closing support for buyers and sellers across the New York metropolitan area.
Independent advice on projects and properties that need a new plan: capital structure, scope, phasing, partners and exit, with a clear recommendation.
Reviews of budgets, schedules, contractors and operating costs, and hands-on asset management for owners who want an operating partner.
Design concepts and material direction for residential and mixed-use interiors, grounded in how a space will be used and valued.
From Manhattan and the boroughs to Westchester, Long Island and the New Jersey waterfront. We are based in Rye and we go where the fundamentals are, not where the headlines are.

The collective is the network we assemble around each opportunity. Gotham holds the asset and makes the decisions; the people around it bring the capital relationships, operating depth and specialist skill a property needs.
Owners, brokers, lenders and prospective clients are welcome to write. We answer every serious message ourselves.
